Kazakhstan's housing price leaders: Astana and Almaty lead the way

Newly built apartments in Astana and Almaty are rising in price the fastest in Kazakhstan. According to EnergyProm, new buildings in the capital increased by 20.7% over the year, and in Almaty by 20.2%, reports Todayinfo.

Following the leaders are Konayev (16.7%), Pavlodar (15.9%), Shymkent (10.8%), and Ust-Kamenogorsk (10.2%). In Zhezkazgan and Petropavlovsk, prices for new housing remained unchanged over the year.

The secondary market shows a different picture. Almaty leads with a 15.4% increase, followed by Turkistan (13.7%) and Aktobe (13%). Average indicators are seen in Pavlodar (12.9%), Taldykorgan (11.6%), Ust-Kamenogorsk (10.8%), and Astana (10.1%). In Zhezkazgan, secondary housing also did not rise in price.

“In March, a square meter in a new building cost an average of 612.3 thousand tenge, on the secondary market — 624.5 thousand tenge. An apartment of 50 square meters in a new building cost 30.6 million tenge, a similar one on the secondary market — 31.2 million tenge. The secondary market remains slightly more expensive than the primary one. The difference ranges from 15 to 30 thousand tenge per square meter. This is due to the advantages of ready-made apartments — infrastructure, finishing, and furniture,” the publication says.

The most expensive housing is in Astana and Almaty: 732 and 722.4 thousand tenge per square meter in new buildings, 731.9 and 732.5 thousand on the secondary market. Among other expensive cities are Shymkent (535 thousand), Atyrau (532.2 thousand), and Ust-Kamenogorsk (530.8 thousand per square meter in new buildings). The most affordable new buildings can be found in Uralsk (326.3 thousand), Aktobe (345.9 thousand), and Kyzylorda (387.7 thousand).

The market is active: in March, 28.5 thousand apartments were sold across the country, 2.7% more than a year earlier. The most transactions were concluded in Almaty (6.4 thousand, up by a quarter) and Astana (4.9 thousand, down by 12.9%). High demand is also observed in Karaganda (2.2 thousand), Almaty (1.6 thousand), and Mangystau (1.2 thousand) regions. The fewest apartments were sold in Ulytau (208), Kyzylorda (579), and Abai (598) regions.
